Inspection day is here…Who should attend?
I get asked this question all the time during the initial phone conversation with the potential buyer. Let me start by saying that the home inspection is a time to focus on your potential new home, not a time to show the house to friends and family. Too many times the home buyers plan to have friends and family meet during the inspection. This is a major distraction and should be avoided. There is simply too much information to be absorbed to have your attention diverted elsewhere. At Above Grade we believe it’s important to follow the inspector around and ask tons of questions. This will save you lot of time when you’re trying to navigate through the maze of “home inspection issues.” Another distraction to avoid is the want to be contractor friend that doesn’t own a home. This type of person spends more time telling you what not to purchase and doesn’t fully understand, or have recourse, for the information they share. This is one of the worst people to bring. Now that we have covered who not to invite, let’s talk about some helpful family members and friends that should attend. If you have a specific concern about the house and you have a friend or family member that’s an expert, bring them and let’s discuss the issue. Educated and informed information will help you make a better decision and Is always appreciated. If you have a parent or relative that has purchased a home recently, this is also very helpful. They will understand the current market conditions and lend some valuable advice and experience. If it seems like I am trying to narrow down the attendee list you are correct for feeling that way. Too often in my career uninformed and uneducated opinions have caused many a deal to fail. The goal during the inspection is to educate and inform you about the potential home your purchasing.
